Residential property prices dip 2.3 pct in 2020: DSEC

The average price per square metre of usable area of residential units fell by 2.3 percent year-on-year to 105,064 patacas, the Statistics and Census Bureau (DSEC) announced yesterday. 

Residential units’ average price per square metre of usable area in the peninsula (102,097 patacas), Taipa (107,771 patacas) and Coloane (120,240 patacas) dropped by 2.2 percent, 2.7 percent and 4.4 percent respectively. 

The average price of existing residential units (97,721 patacas) dipped by 3.2 percent year-on-year, while the one of pre-sale residential units (148,024 patacas) rose by 3.9 percent. 

The average price per square metre of office units rose by 2.4 percent year-on-year to 110,973 patacas, while the one of industrial units dropped by 13.0 percent o 47,855 patacas. 

In the fourth quarter, 8,705 residential units were in the design stage, 2,687 were under construction and 1,371 were being inspected by the authorities. 

Last year, 2,365 residential units were granted their move-in permit, with studio flats and two-bedroom units accounting for 52.0 percent and 25.0 percent of the total respectively. 

In 2020, 9,002 building units and parking spaces were sold, a decrease of 18.3 percent year-on-year. As per stamp duty records, the value of property sales fell by 17.9 percent year-on-year to 51.1 billion patacas. Residential units accounted for 72.0 percent of all property sales.
