Macau Urban Renewal Limited (MUR) said in a statement yesterday that its “home swap” housing project comprising six towers on Plot P in Areia Preta district has been completed, while its final survey inspection is underway for formal acceptance.
The statement noted that the six home swap housing towers provide a total of 2,064 flats, while each tower is equipped with four lifts.
According to the statement, the home swap housing estate’s carpark provides 1,873 parking spaces for cars and 490 parking spaces for motorcycles, while all parking spaces for cars are equipped with charging piles (stations) for e-cars.
The statement said that the home swap housing estate, which has been named Pearl Metropolitan (明珠都滙), features facilities such as a clubhouse, an open-air swimming pool, and children’s playgrounds.
Construction of the six home swap housing towers, as well as eight temporary housing towers, on Plot P got off the ground in 2021.
Construction of the eight temporary housing towers on the plot has also meanwhile been completed.
The flats in the six home swap housing towers are earmarked for eligible Pearl Horizon pre-sale buyers to purchase, while the flats in the eight temporary housing towers are earmarked for property owners affected by urban renewal projects to rent temporarily during the redevelopment of their former homes.
Both the home swap housing and temporary housing projects on Plot P are developed by government-owned Macau Urban Renewal Limited.
The large Plot P was initially earmarked for the development of a private residential project, Pearl Horizon (海一居), but its developer failed to complete the work before the plot’s provisional land concession expired in late 2015, after which the government annulled the concession in early 2016. The government decided in 2018 to construct home swap flats on part of the plot earmarked for eligible Pearl Horizon pre-sale buyers to purchase.
Plot P, located near the peninsula’s north-eastern coast, initially covered 68,000 square metres in total, when its provisional land concession was granted for the Pearl Horizon residential project.
In March 2021, the government granted Macau Urban Renewal Limited the land concession of an area of 47,682 square metres on Plot P for the development of its home swap housing and temporary housing projects.
The 47,682-square-metre area has now been developed for the Pearl Metropolitan home swap housing estate comprising six 50-storey towers and three temporary housing estates comprising a total of eight towers.
The eight temporary housing towers comprise two 37-storey towers, two 41-storey towers and four 50-storey towers.
While the six Pearl Metropolitan home swap housing towers, according to yesterday’s statement, provide 2,064 flats in total, the eight temporary housing towers, according to the MUR website, will provide 2,803 units in total.
An area of 6,828 square metres on Plot P was developed for the government’s high-rise rental residential building for senior citizens, the first of its kind in the government’s housing programme, the construction of which got off the ground in late 2020 and was completed early last year, after which tenants have gradually moved into their flats in batches since late last year.
Yesterday’s statement said that all flats in the six Pearl Metropolitan home swap housing towers have balconies, while the kitchens are equipped with major household appliances. The windows are fitted with energy-efficient triple-glazing for effective heat and sound insulation, the statement said.
Yesterday’s statement also noted that the future housing community on Plot P will have a public bus terminal and a pedestrianised street, in addition to commercial facilities.
The statement said that the Plot P housing community will have two 24-metre-wide two-way public roads, each of which will have four vehicular lanes.
