Prices from 2.41 million to 3.71 million yuan
Home sales for the Macau New Neighbourhood (MNN) residential estate in Zhuhai’s Hengqin island will start tomorrow, as the project has been fully completed, Macau Urban Renewal Limited (MUR) has announced.
Eligible buyers can submit their applications online or in person.
According to an MUR statement on Friday, two-bedroom flats will be sold for between 2.41 and 2.63 million yuan, while three-bedroom flats will be sold for between 3.53 and 3.71 million yuan.
Some 80 percent of the MNN residential units are two-bedroom flats, while the remaining 20 percent are three-bedroom flats. The statement noted that the two-bedroom flats have a gross floor area of about 88 square metres, while the three-bedroom flats have a gross floor area of about 118 square metres.
The MNN project, which got off the ground in 2021, is developed by MUR, which is owned by the Macau government.
The MNN neighbourhood consists of 27 residential towers with 19 to 26 floors each. The estate comprises around 4,000 units for purchase and over 200 units earmarked for highly-qualified professionals for rent only.
Macau residents aged 18 or over who do not own any residential property in Zhuhai nor own more than one residential unit in Macau will be eligible to buy an MNN flat.
The MNN flats will be sold at an average price of 30,000 yuan per square metre.
The MNN flats for sale are fitted-out units equipped with major household appliances, such as hot-and-cold air conditioners, a water heater, a tableware steriliser, gas hobs, and a kitchen hood.
MUR has launched a new thematic website (https://mur.com.mo/mnnproperty) about the MNN neighbourhood, according to which 13 of the estate’s 27 residential towers have seven flats on each floor, while the other 14 towers have eight flats on each floor.
According to calculations by The Macau Post Daily based on the information on the MNN website, the 27 MNN towers have a total of 4,279 flats.
Online & in-person applications
According to Friday’s statement, the process of submitting applications to buy an MNN flat will start at 9 a.m. tomorrow.
Eligible buyers can submit their applications online on the MNN thematic website (https://mur.com.mo/mnnproperty), which is only available in Chinese for the time being, or in person at one of the two MNN sales centres, namely the one on the first floor of Rodrigues Commercial Building on Avenida da Praia Grande in Macau, and the other one at Clubhouse Level 1 of Tower 4 of the MNN estate, which is located at the junction of Gang’ao Dadao (avenue) and Tianyu Dao (road) in Hengqin.
The two MNN sales centres are open from 9 a.m. to 6 p.m. daily except Mondays, the statement said.

The statement said that after their applications have been accepted, the potential buyers can then choose the flats they want to purchase at the MNN sales centres, i.e., after all necessary documents have been submitted and their eligibility to buy a flat has been assessed and verified.
After choosing the flat they wish to purchase, the statement said, the buyer will be required to pay an initial deposit and sign an agreement on the purchase of the flat.
Buyers who need to obtain a mortgage loan will be issued with a home loan agreement by the respective bank upon approval, the statement said.
Afterwards, the statement said, the buyer will be required to pay the respective down payment, sign the real-estate purchase contract, pay the deed tax, and apply for the real estate certificate. After completing all necessary procedures, the buyer will then receive the keys to the flat.
The statement also said that MUR has commissioned five real-estate agencies to participate in MNN home sales, adding that potential buyers can choose whether or not to use their services.
The MNN neighbourhood will have a school, a health station, a service centre for senior citizens, and a family service centre. The school will provide kindergarten and primary school education.
School to start operating next year
A separate MUR statement on Friday announced new details about the MNN neighbourhood’s various facilities, according to which the school, which has a gross floor area of around 21,000 square metres, will run 12 kindergarten classes and 18 primary school classes, with a capacity of accommodating about 1,050 students. The school will start operating in the 2024/25 academic year.
According to a statement by the Macau Education and Youth Development Bureau (DSEDJ) on Saturday, the MNN neighbourhood’s school will be run by Macau Hou Kong School Education Promotion Association, i.e., the entity running Hou Kong Middle School in Macau.
The MUR statement noted that a new building earmarked for a secondary school will be constructed in the MNN neighbourhood.
The statement said that the MNN estate’s health station, which has a gross floor area of around 1,000 square metres, will be run in reference to the operation model of Macau’s public health centres.
According to the statement, the service centre for seniors has a gross floor area of 860 square metres, while the family service centre has a gross floor area of around 1,200 square metres.
The statement underlined that all four facilities will be operated by community associations from Macau.
Shops & clubhouse
According to the statement, the MNN commercial space will have around 40 shop units, which will start operating by the end of this year. The units will include a supermarket, banks, pharmacies, a bakery, a coffee shop, an education centre, a hair salon, a beauty salon, and a dried seafood and tonic food product shop.
The statement said that the MNN estate’s open-air recreational space will feature lawns, landscaped gardens, a tennis court, a basketball court, and children’s playgrounds.
According to the statement, the MNN estate’s clubhouse will include an outdoor swimming pool, a gym, a dance room, a calligraphy room, a karaoke room, a children’s play area, a board game room, and a reading room.
