According to a statement by the Statistics and Census Bureau (DSEC) yesterday, the amount of transacted building units and parking spaces in Macau fell by 2.2 percent year-on-year to 8,802, while the transaction value fell by 2.6 percent to 49.77 billion patacas for 2021.
The buying and selling of residential units decreased by 482 year-on-year to 6,001 units, while the total transaction value dropped by 5.0 percent to 40.80 billion patacas, with the value of 5,431 existing residential units amounting to 36.66 billion patacas and 570 pre-sale residential units amounting to 4.14 billion patacas, the statement noted.
Meanwhile, average price per square metre of usable area of existing residential units stood at 100,145 patacas, a year-on-year increase of 2.5 percent, while the average price per square metre of pre-sale residential units amounted to 153,671 patacas, an increase of 3.8 percent year-on-year in 2021, the statement added.
However, owing to a fall in the proportion of relatively high-priced pre-sale residential units in the total transaction volume, the overall average price of residential units per square metre, which stood at 103,859 patacas, dropped by 1.1 percent year-on-year.
The statement underlined that the average prices per square metre of residential units on the peninsula (100,514 patacas) and Taipa (105,680 patacas) decreased by 1.6 percent and 1.9 percent respectively, while the average price in Coloane (121,760 patacas) increased by 1.3 percent.
For non-residential units, the statement said that the average price per square metre of usable area of office units decreased by 4.4 percent year-on-year to 106,137 patacas, while industrial units’ increased by 8.9 percent to 52,105 patacas.
For 2021, 11,959 real estate purchases and sale contracts were signed, while the number of properties involved (14,194) went up by 16.1 percent year-on-year. Moreover, 11,088 mortgage contracts were signed, and the number of properties involved (14,835) decreased by 0.8 percent year-on-year.
Meanwhile, private sector construction by the end of 2021 had 7,372 residential units in the design stage, 1,804 under construction, and 437 under inspection, the statement noted.
The statement said that 1,009 residential units were given the licence of use in the fourth quarter, with the total made up of 75.2 percent studio flats and 11 percent two-bedroom apartments. Meanwhile, 123 residential units, 88.6 percent of which were studio flats, were issued a construction permit in the fourth quarter.
In 2021, a total of 2,393 residential units, with 1,282 being in Coloane, were issued the licence of use. The statement added that 64.1 percent of the units were studio flats, while 19.3 percent were one-bedroom units. Moreover, 1,303 residential units were issued a construction permit, with 86.6 percent of them being studio flats.
