The Macau New Neighbourhood (MNN) in Hengqin’s 27 residential towers and school buildings were topped out at the end of December 2022, while fitting-out work is now being conducted at the residential units, according to a recent statement from Macau Urban Renewal Limited (MUR).
The statement noted that the whole project is expected to be completed in the second half of this year, while preparations are being made for the sale of the residential units. The layout plan, the statement added, is designed to create a living environment similar to Macau.
MNN covers an area of over 190,000 square metres and its total gross area is around 620,000 square metres. The statement said that it is located “in the heart of the Guangdong-Macau In-depth Cooperation Zone in Hengqin”, along Gang’ao Avenue, and is around a six-minute drive from Hengqin Port (checkpoint).
The statement underlined that the project has the Xiao Hengqin Mountain as its backdrop and faces Tianmu River. The neighbourhood has 27 residential buildings with 19-26 floors, with seven to eight units on a floor. The statement added that the project will have around 4,000 residential units including over 200 housing units for “talents”. The statement said that 80 percent of the flats are two-bedroom units with a gross floor area of about 88 square metres.
The statement noted that the remainder are three-bedroom units with a gross floor area of about 118 square metres. The community is expected to house 12,000-15,000 people.
MNN’s auxiliary facilities are connected to Macau’s social services such as a school and a health station, among others.
The statement pointed out that there will also be about 5,000 square metres of commercial space, or around 60 shop units, and over 4,000 car parking spaces, more than 2,500 square metres of clubhouse facilities, over 3,000 square metres of children’s play facilities and sports venues, as well as a large green open space.
The statement said that a prefabrication construction approach was adopted for the project, with façade panels, staircases and autoclaved lightweight concrete (ALC) panels for the residential units built using the environmentally-friendly prefabrication method.
Prefabrication, according to Britannica, is “the assembly of buildings or their components at a location other than the building site.”.
The statement added that a “wind and rain corridor” connects each building and auxiliary facilities, while street lamps, pavements and railings will incorporate southern European-stye designs to create a similar living environment to Macau.
