Social housing estate on ex-power plant plot completed, providing 1,590 flats

Construction of the social rental housing estate built on the plot of the former CEM power station on Avenida de Venceslau de Morais has been completed, the Public Works Bureau (DSOP) announced on its website yesterday.

The social housing estate comprising three blocks consists of 1,590 flats, comprising one and two-bedroom units.

After the demolition of the former CEM power station and the subsequent transfer of the plot to the government, the Avenida de Venceslau de Morais social housing project got off the ground in August 2018.

The plot where the social housing estate is located covers 11,443 square metres, located next to the Macao Daily News Building on Avenida de Venceslau de Morais and the CEM headquarters on Estrada de D. Maria II.

Avenida de Venceslau de Morais serves as a dividing line between Areia Preta district and Mong Ha district.

The social housing project was carried out through two separate tenders – a tender for its pile foundation and basement, and a tender for its superstructure.


6-year project cost 1.76 billion patacas

The pile foundation and basement work got off the ground in August 2018 and was completed in December 2021, when the superstructure work then got off the ground.

The DSOP website announced yesterday that the project’s superstructure work has now been completed.

The project’s pile foundation and basement work were carried out by China Construction Engineering (Macau) Company Limited for a price tag of 509 million patacas, while its superstructure work was carried out by Ming Shun Construction and Property Investment Limited with a price tag of 1.25 billion patacas.

Consequently, the construction of the Avenida de Venceslau de Morais social housing estate cost about 1.76 billion patacas in total.

The social housing estate will have a public bus terminal on the ground floor, while its other podium levels will house various communal facilities.

According to previous DSOP announcements, the estate will have a three-level underground carpark, providing 500 parking spaces for cars and 338 parking spaces for motorcycles.

The podium area of the Avenida de Venceslau de Morais social housing estate will also be connected to the future covered elevated walkway along Avenida do Nordeste, which is scheduled to be completed in 2027.
